Global First: Zero-Interest City Launches Zero Money Down Luxury Home Ownership Model

Nesara Bay City unveils what it claims is the world’s first large-scale masterplanned city designed to eliminate interest on homes — with luxury villas available from $1,950 AUD per month and zero deposit required.

In a move set to challenge traditional banking-led property finance models, LUX Property Group has announced the international launch of a Zero Money Down and Zero Interest structured ownership program within its flagship development, Nesara Bay City.

The initiative positions the project as one of the first planned cities globally to formally adopt a no-interest philosophy for residential property, replacing conventional mortgage structures with staged payment ownership.

Industry observers say the announcement signals a bold shift away from bank-controlled real estate finance toward developer-structured funding models.

Zero Deposit. Zero Interest. Structured Ownership.

Under the newly launched program:

  • Buyers secure property with $0 deposit

  • No interest is charged on structured payments

  • Monthly ownership options begin from $1,950 AUD

  • Buyers access early wholesale pricing before retail increases

LUX states the model is designed to lower barriers to entry while maintaining development momentum across multiple stages.

Oasis Villas — Nesara Bay City Special Release

As part of the announcement, LUX confirmed a structured release of Oasis Villas under the new model.

Funding Structure:

  • $0 Down Payment

  • $2,500 AUD per month for 60 months

  • Total structured payments: $150,000 AUD

Optional Additions:

Furniture Package

  • $5,000 if secured within 30 days

  • $9,500 if paid after completion

Freehold Upgrade

  • 20% upgrade available

  • May be structured into monthly payments

⸻

Construction Timeline — Villas

LUX confirmed villa construction is scheduled under a staged timeline:

  • Estimated completion: 24–30 months

  • Construction commences after 18 months of payments

  • Buyers may fast-track delivery by advancing payment milestones

Separately, Hotel K apartment projects are expected to begin construction earlier as part of the hospitality rollout strategy.

⸻

Glass Villa — Premium Architectural Offering

In addition to Oasis Villas, LUX unveiled its Glass Villa structure under the same funding model:

  • Retail price: $299,000 AUD

  • $0 down

  • $4,950 AUD per month for 60 months

  • Zero interest structured payments

⸻

Integrated Managed Rental Model

Upon completion, properties may enter LUX Property Group’s fully managed rental system.

According to the company, the rental pool will:

  • Professionally manage short-stay and long-stay bookings

  • Integrate with Hotel K hospitality operations

  • Provide income streams designed to offset structured repayments

Executives say the model allows properties to transition from staged payment asset to income-producing residence within the broader masterplanned ecosystem.

⸻

A Structural Shift in Property Finance?

While zero-interest property structures are common in certain cultural and religious financial systems, large-scale masterplanned cities publicly adopting such a model remain rare.

LUX states Nesara Bay City was intentionally designed around financial accessibility and alternative ownership structures.

With multiple hotel and villa stages underway across Indonesia, the company’s announcement is likely to attract global investor attention as property markets continue adjusting to rising interest rates and tightening lending conditions worldwide.

Further details are expected to be released in upcoming international briefings.
